SINGAPORE, 1 September 2026 — Pacific Century Premium Developments Limited (PCPD) and Hyatt Hotels Corporation are expanding their presence in Niseko, Japan, through ONE HANAZONO VILLAS, a collection of 13 private residences that will become the first Park Hyatt-branded villas in Japan.
Set within the Hanazono landscape, the development extends the relationship between PCPD and Hyatt through a new residential project supported by the Park Hyatt Niseko Hanazono team. The collaboration brings together PCPD’s property development platform, Hyatt’s branded residential expertise and the existing hospitality operation at Park Hyatt Niseko Hanazono.
ONE HANAZONO VILLAS is positioned across an elevated site in Niseko, with each residence individually separated and designed at a scale of approximately 700 to 1,000 square meters, or 7,500 to 10,400 square feet. The villas will include four to six ensuite bedrooms, expansive living and dining areas, private driveways and secluded garden spaces.
Most residences will offer panoramic views of Mount Yotei, while owners will have exclusive access to a private clubhouse featuring ski-in, ski-out connectivity to the slopes and a dedicated lounge for après-ski relaxation and gatherings. The Park Hyatt Niseko Hanazono team will manage and service the residences.
The development follows the launch and opening of Park Hyatt Niseko Hanazono and its residences in 2020. ONE HANAZONO VILLAS represents a further residential development within Hanazono, where PCPD has established a broader portfolio spanning hospitality, residential and resort infrastructure.
Benjamin Lam, Deputy Chairman and Group Managing Director of PCPD, said the company’s collaboration with Hyatt on ONE HANAZONO VILLAS builds on the reception of Park Hyatt Niseko Hanazono and its residences. He added that the project forms part of PCPD’s vision for Niseko and its approach to residential development in Hanazono.
PCPD’s portfolio across Hanazono and Weiss covers more than 2.7 million square meters, equivalent to approximately 29 million square feet. Its activities in the area include the development of premium hospitality, residential and resort infrastructure.
The latest project adds a branded residential component to that existing development footprint. Rather than operating as a standalone hotel, ONE HANAZONO VILLAS is structured around private ownership, with the residences supported by the management and service capabilities of the Park Hyatt Niseko Hanazono team.
Stephen Ho, President - Greater China and Growth, Asia Pacific, Hyatt, said the collaboration with PCPD represents an extension of Hyatt’s Park Hyatt residences portfolio. He cited the combination of design, personalized service, space and discretion as elements incorporated into the development.
The project’s design team includes architect Kengo Kuma and interior designer André Fu. Their respective architectural and interior concepts are being applied to the villas, which are positioned within the surrounding alpine landscape.
The residential configuration is deliberately limited to 13 villas. Each property will have its own separated setting, with residential areas extending from 700 to 1,000 square meters. The four- to six-bedroom configuration is intended for year-round residence, while the clubhouse provides a shared facility specifically for owners.
The development also extends Hyatt’s branded residential business in a destination where the company already operates a Park Hyatt property. Tina Necrason, Global Head of Branded Residential, Hyatt, described ONE HANAZONO VILLAS as an expansion of Hyatt’s residential portfolio, comprising 13 individually separated villas in an alpine destination.
Hyatt’s wider business provides the platform for its branded residential activities. As of 30 June 2026, Hyatt Hotels Corporation’s portfolio included more than 1,500 hotels and all-inclusive properties across 83 countries and six continents. Park Hyatt forms part of Hyatt’s Luxury Portfolio alongside Alila, Miraval, Impression by Secrets and The Unbound Collection by Hyatt.
Within the project, Hyatt’s role extends to residential management and service delivery through the Park Hyatt Niseko Hanazono team. This connects the new private residences with the operating expertise of the existing Park Hyatt property while maintaining the villas as privately owned residences.
Two furnished show villas are scheduled for completion this winter. Their completion will provide the first finished examples of the residential concept, while the wider development comprises 13 villas designed around private ownership, hospitality services and access to the Hanazono slopes.
The project’s location also connects the residential development to Niseko’s established alpine infrastructure. ONE HANAZONO VILLAS is situated within Hanazono and incorporates ski-in, ski-out access through its private clubhouse, alongside residential facilities designed for use throughout the year.
The latest development adds another layer to PCPD’s long-term activity in Hanazono and expands Hyatt’s Park Hyatt branded residential presence in Japan. It brings the two companies’ existing hospitality relationship into a new residential development comprising 13 privately owned villas managed and serviced by the Park Hyatt Niseko Hanazono team.
