PUCHONG, Malaysia — IOI Properties Group Berhad (IOIPG) has partnered with Marriott International to develop The Westin Puchong, marking the introduction of the first internationally branded five-star hotel in Puchong. Scheduled to open by the end of June 2030, the 324-room property will become a key hospitality component of the RM12 billion IOI Rio City mixed-use development in Bandar Puteri Puchong, reinforcing the township's position as an emerging commercial and business destination in Malaysia.
The hotel operations and management agreement between IOIPG and Marriott International represents another stage in the companies' long-standing collaboration. The project is designed to strengthen the hospitality infrastructure within IOI Rio City while supporting the broader commercial development planned for Bandar Puteri Puchong over the coming decade.
Located within the remaining 100-acre masterplan of IOI Rio City, The Westin Puchong will complement the existing Four Points by Sheraton Puchong, expanding accommodation capacity for corporate visitors, meetings, business events and tourism activities. The hotel is expected to become the flagship hospitality asset within the final phase of Bandar Puteri Puchong's 27-year township development.
The project aligns with IOIPG's strategy of expanding recurring income through its hospitality and leisure portfolio. The company currently owns and operates nine hotels with a combined inventory of 3,075 rooms. Together with The Westin Puchong, the upcoming 360-room W Singapore – Marina View and other developments in the pipeline, IOIPG expects to add 907 hotel rooms by 2030. Upon completion, the group's hospitality portfolio will comprise 3,982 rooms across Malaysia, Singapore and China.
Chris Chong, chief operating officer for property investment at IOIPG, described the signing as another milestone for Bandar Puteri Puchong and the wider Puchong community. He said The Westin Puchong would introduce the township's first internationally branded five-star hotel while contributing to the area's hospitality ecosystem and supporting future business activity.
The hotel is expected to strengthen Puchong's ability to accommodate corporate travel and events as the township continues its commercial expansion. Approximately 220 jobs are projected to be created when the property begins operations, adding employment opportunities alongside the broader economic activities generated by IOI Rio City.
The development also reinforces Marriott International's expansion strategy in Malaysia through its continued partnership with IOIPG. According to Andree Susilo, vice-president for hotel development in Asia Pacific excluding China at Marriott International, the signing builds on the companies' existing collaboration, which includes nine operating properties and another hotel currently under development.
Susilo said the partnership reflects Marriott International's confidence in Malaysia's hospitality market and introduces the Westin brand to one of the country's fastest-growing commercial corridors. The project will serve both business and leisure travellers while supporting the next phase of growth within Bandar Puteri Puchong.
The Westin Puchong forms part of IOI Rio City, the final development phase of Bandar Puteri Puchong. Planned over a 12-year period with an estimated gross development value of RM12 billion, IOI Rio City is intended to establish the township as an international business hub through an integrated mix of hospitality, retail, office and residential developments.
The masterplan includes IOI Mall Rio, a 5½-storey retail mall offering more than one million square feet of net lettable area. The retail component alone will require an investment exceeding RM1 billion during its first phase. The mixed-use development will also feature a standalone 30-storey Grade A office tower, adding commercial office capacity to the township.
These components are intended to create a business environment that combines corporate office space, hospitality services and retail facilities within a single integrated development. The Westin Puchong will serve as the hospitality anchor supporting these commercial assets.
IOIPG's investment in Puchong extends beyond the hotel development. Over the past three decades, the company has developed nearly 2,000 acres across Bandar Puchong Jaya and Bandar Puteri Puchong, establishing residential, commercial and recreational projects throughout the area.
Existing developments surrounding IOI Rio City include 2 Rio Residences, Skyloft Avenue, Boxwood Residences and Town Park @ Bandar Puteri Puchong, a 10.93-acre public recreational space. Upcoming projects include Alyvia Residences and The Cube Plus, adding further residential and mixed-use developments to the township.
Supporting infrastructure has also formed part of IOIPG's long-term investment strategy. Since 2016, the company has invested more than RM90 million in infrastructure improvements, including new flyovers, underpasses, pedestrian bridges and enhanced access to the surrounding transport network.
The township is connected through the Perindustrian Puchong and Bandar Puteri LRT stations, with additional pedestrian links and upgraded walkways improving accessibility between commercial developments and public transportation. These infrastructure investments support increasing commercial activity while improving connectivity throughout the township.
Accessibility also plays a central role in the planning of IOI Rio City. The development follows a 15-minute accessibility concept designed to integrate commercial, hospitality and residential components within walkable distances. Planned features include cycling paths, landscaped pedestrian networks, covered walkways and direct links to nearby public transport.
Sustainability has also been incorporated into the development strategy for The Westin Puchong. The hotel is targeting Green Building Index (GBI) Gold certification through the adoption of energy-efficient building systems, environmentally friendly construction materials and waste management practices.
Chris Chong said sustainability remains an important consideration throughout the development process, with the project designed to balance commercial viability alongside environmental performance while meeting GBI Gold certification standards.
The combination of hospitality, office, retail, residential and transport infrastructure positions The Westin Puchong within a broader commercial masterplan rather than as a standalone hotel investment. As IOIPG expands its hospitality portfolio and Marriott International strengthens its presence in Malaysia, the project adds internationally branded accommodation capacity to support the continued development of IOI Rio City and Bandar Puteri Puchong's evolution as an international business hub.
