SINGAPORE, 18 August 2026Frasers Hospitality has announced the soft opening of Fraser Residence Putrajaya, marking the serviced residence operator’s debut in Malaysia and adding 283 serviced apartments to TERRA, an integrated mixed-use development on the banks of Putrajaya Lake. The property is positioned within Putrajaya’s Precinct 8 and brings Frasers Hospitality’s serviced living model into Malaysia’s administrative capital.

Operated by Frasers Hospitality, Fraser Residence Putrajaya forms part of TERRA, developed by Putrajaya Holdings Sdn Bhd, the master developer of Putrajaya and a subsidiary of KLCC (Holdings) Sdn Bhd. The development spans 11.5 acres of lakefront land and combines residential, retail, events and serviced accommodation components within a single waterfront setting.

TERRA includes a 348-unit residential condominium, a 170,000-square-foot community mall, a 35,000-square-foot event hall with capacity for 700 people, and Fraser Residence Putrajaya. The development has also been recognised as Winner, Best Waterfront High-Rise Development 2025 at the PropertyGuru Asia Property Awards (Malaysia).

For Frasers Hospitality, the opening establishes a presence in a development that combines multiple property and commercial functions around Putrajaya Lake. Vernon Lee, Regional Senior Vice President, Southeast Asia & Australia, Frasers Hospitality, described the debut as an important milestone for the company in Malaysia, while identifying TERRA as an integrated development aligned with Putrajaya’s growth.

Fraser Residence Putrajaya comprises four accommodation categories and nine room types, ranging from Studio units to Three-Bedroom Lakeview apartments with balconies. The serviced apartments feature fully equipped kitchens, generous living areas and contemporary furnishings, providing a residential format supported by serviced accommodation infrastructure.

The property’s facilities also support longer stays and corporate travel. Its amenities include a family games room, children’s playroom, fully equipped gymnasium and swimming pool, alongside two dining outlets, Relish and Lakeside Café. Four meeting spaces are available for meetings, presentations and small events, while on-site parking adds operational convenience for corporate travellers.

The combination of accommodation and meeting facilities gives Fraser Residence Putrajaya a role within TERRA that extends beyond residential stays. The property is located directly on Putrajaya Lake, while its position within Precinct 8 connects the serviced residence to the wider mixed-use development. The development’s residential, community retail and event components provide additional functions within the same lakefront precinct.

Business connectivity is another element of the property’s positioning. Fraser Residence Putrajaya is located 20 minutes from Kuala Lumpur International Airport and directly adjacent to Cyberjaya, which the company identifies as Malaysia’s technology and innovation hub. Putrajaya International Convention Centre is also located within the city, placing the property near an established meetings and events destination.

The property is also set to benefit from further development within the TERRA precinct. A shopping mall is scheduled to open as part of the development, followed by Terra Acara, a 1,000-seat convention hall scheduled to open in 2027. These facilities will add retail and event infrastructure to the existing residential and hospitality components.

Dining operations at Fraser Residence Putrajaya include Relish, an all-day dining restaurant serving an international buffet and à la carte menu. The restaurant is designed to accommodate different uses, including breakfasts, working lunches, dinners and informal meetings, providing an on-site dining option for both business travellers and longer-stay residents.

Lakeside Café provides another food and beverage outlet within the property, with alfresco seating overlooking Putrajaya Lake. Its offering includes pastries, sweet and savoury selections, artisanal coffee, premium teas, juices, milkshakes and sparkling mocktails.

Beyond the TERRA development, the location connects Fraser Residence Putrajaya with Putrajaya’s broader urban and institutional environment. Putrajaya was conceived as a purpose-built garden city around Putrajaya Lake and its waterways and is located 25 kilometres from Kuala Lumpur. The city includes landmarks and attractions such as Putra Mosque, Putrajaya Botanical Garden, Taman Warisan Pertanian and Putrajaya Lake.

For corporate and event-related demand, Putrajaya International Convention Centre provides an established meetings venue within the city. Fraser Residence Putrajaya’s four meeting spaces provide additional capacity for smaller business requirements, while its proximity to Cyberjaya links the property with a technology and innovation-oriented business location.

Frasers Hospitality’s entry into Malaysia comes as the company expands its operating presence across its broader lodging portfolio. The company describes itself as an investor-operator in the lodging sector with 28 years of expertise and a portfolio of more than 100 lodging assets across Asia Pacific, Europe, the Middle East and Africa. Its business focuses on investing in and managing hospitality assets across different geographies and segments.

Fraser Residence Putrajaya therefore adds a new market and property to Frasers Hospitality’s operating network, while its location within TERRA connects serviced accommodation with residential, retail and event infrastructure. The soft opening establishes the property as the brand’s first presence in Malaysia, with its 283 serviced apartments and business-oriented facilities forming part of Putrajaya’s expanding integrated lakeside development.
