Frasers Hospitality Expands Asia Serviced Residences Pipeline

Frasers Hospitality, a business unit of Frasers Property, has announced plans to open 18 new serviced and hotel residences across Asia by 2028, reinforcing its strategic focus on the serviced living segment amid evolving travel and work patterns across the region.

The expansion pipeline is anchored by a new flagship property under the Fraser Suites brand in Bangkok, scheduled to open in the second half of 2026. The development marks the next phase of the brand’s positioning and is expected to strengthen the company’s footprint in one of Asia’s key gateway cities.

The move comes as demand for serviced residences continues to gain traction across Asia, driven by increased cross-border mobility, longer average stays, and changing work-travel behaviors. In 2025, Frasers Hospitality reported sustained growth in corporate bookings across the region, reflecting a shift toward accommodation formats that support extended and flexible living arrangements.

According to Eu Chin Fen, Chief Executive Officer of Frasers Hospitality, the company’s expansion strategy is centered on disciplined growth in markets where structural demand for long-stay accommodation is strengthening. The approach prioritizes assets and brands designed to accommodate extended stays, while maintaining operational resilience and relevance across different market cycles.

As part of its regional pipeline expansion, Frasers Hospitality has secured six new signings across key markets including Malaysia, Indonesia, Vietnam, China, and Japan. Two of these properties are expected to begin operations within 2026, contributing to a total of seven new openings scheduled across Asia within the year.

The upcoming Fraser Suites Bangkok will serve as a flagship property for the refreshed brand, introducing a more experience-led approach tailored to long-stay guests. The property will feature curated programming designed to support residents’ daily routines, alongside functional layouts and service standards aligned with extended stays.

Located within the upper ten floors of a 45-storey premium office tower integrated with the One Bangkok retail development, the 261-room residence will be positioned in the city’s central business and lifestyle district. The property will incorporate contemporary Thai-inspired design, two dining venues, and curated wellness offerings, along with personalized services and layouts focused on comfort and practicality. The opening is scheduled for the fourth quarter of 2026.

In Southeast Asia, Frasers Hospitality is set to deepen its presence through new developments in Malaysia and Vietnam. In Malaysia, Capri by Fraser, Penang will offer 248 rooms, featuring communal spaces designed for independent and experience-focused travelers. The property will be located near the UNESCO-listed George Town.

Another Malaysian development, Fraser Residence Putrajaya, will comprise 283 serviced apartments designed with family-oriented facilities, including a games room and children’s playroom. The property will also feature waterfront views overlooking Putrajaya Lake.

In Vietnam, Fraser Residence Hinode City in Hanoi is scheduled to open by the end of 2026. The development will introduce 401 residences within a mixed-use project located on the outskirts of the city. Positioned within a short driving distance from the Old Town, the property is expected to provide residents with access to Hanoi’s commercial and lifestyle districts.

Frasers Hospitality is also expanding its presence in China’s premium rental apartment segment through the Modena by Fraser brand. Two new properties are planned in Chengdu and Dalian, scheduled to open in the third quarters of 2026 and 2027 respectively.

Targeted at young working professionals, both developments will offer serviced apartments complemented by shared amenities and proximity to major transport nodes and employment hubs. Modena by Fraser, Chengdu will be located near Chengdu Railway Station and the Taikoo Li Chengdu retail complex, while Modena by Fraser, Dalian will be situated close to the Dalian Economic and Technological Development Zone.

Beyond major urban centers, Frasers Hospitality is also broadening its footprint into emerging destinations. Fraser Residence Wuzhen, a 117-unit development in Wuzhen, will mark the company’s expansion into historic water town destinations in China. Scheduled to open in the fourth quarter of 2026, the property will offer one- and two-bedroom apartments equipped with full kitchen facilities.

In Japan, Fraser Place Roppongi Tokyo is set to open in the third quarter of 2026, introducing 120 serviced apartments in Tokyo. Located in one of the city’s established cultural and lifestyle districts, the development will provide accommodation options ranging from studios to two-bedroom units, alongside facilities such as a residents’ lounge and indoor gym, with access to key business hubs.

The pipeline reflects Frasers Hospitality’s continued focus on expanding its serviced living portfolio across Asia, supported by a consistent brand proposition and targeted investments in markets demonstrating sustained demand for extended-stay accommodation.
