Dusit Accelerates ASAI Expansion Across Southern Thailand Lifestyle Hospitality Markets

BANGKOK, ThailandDusit International is expanding the development pipeline of its lifestyle-focused ASAI Hotels brand in Thailand after signing hotel management agreements for two new properties in Southern Thailand, reinforcing the company's growth strategy in destinations with strong tourism and commercial activity.

According to a press release from Dusit International, the company will develop ASAI Hat Yai and ASAI Patong Phuket, with openings scheduled for 2028 and 2029, respectively. The two new-build hotels represent the next phase of the brand's domestic expansion as Dusit continues to increase its presence in destinations where local culture, dining, community, and neighbourhood experiences form part of the guest offering.

The expansion supports Dusit's broader strategy of growing the ASAI Hotels portfolio in locations that combine tourism demand with distinctive local identities. Designed for experience-driven travellers, the brand focuses on compact, intelligently planned guestrooms paired with communal spaces that encourage dining, working, social interaction, and community engagement.

Since launching with ASAI Bangkok Chinatown in 2020, the brand has expanded to include ASAI Bangkok Sathorn and ASAI Kyoto Shijo in Japan. Dusit said the growing development pipeline reflects increasing demand for lifestyle accommodation that combines convenience and comfort with authentic connections to surrounding communities.

Chanin Donavanik, Group CEO of Dusit International, said traveller expectations have shifted beyond traditional hotel stays, with greater interest in properties that reflect local character while providing opportunities for meaningful experiences without compromising quality or value.

He said the signing of ASAI Hat Yai and ASAI Patong Phuket demonstrates the company's confidence in the long-term potential of Thailand's lifestyle hospitality segment. He also noted that both destinations offer strong growth prospects while allowing the brand to connect guests with local communities, culture, and experiences.

The first of the two developments, ASAI Hat Yai, will be located on Samchai Road in the centre of Hat Yai, one of Southern Thailand's largest commercial and tourism centres. The city serves as an important gateway connecting Thailand with Malaysia and the wider region, supported by established transportation links, cross-border travel, thriving local businesses, a well-known street food scene, and Thai-Chinese cultural heritage.

The Hat Yai property will feature 116 guestrooms designed to accommodate different travel needs. The room mix will include accommodation for solo travellers and couples, alongside larger rooms equipped with bunk beds for families and groups.

Beyond guestrooms, the hotel will include an all-day dining restaurant, café and bar, co-working spaces, meeting facilities, and a fitness centre. The shared facilities are intended to create a neighbourhood hub where both guests and local residents can gather, work, and interact.

Dusit's second project, ASAI Patong Phuket, will introduce the lifestyle brand to Phuket, one of Asia's most visited island destinations and an established international tourism market. The company said the island continues to attract demand from both domestic and international travellers.
Located in central Patong, the hotel will sit approximately five minutes from Patong Beach and around one hour by car from Phuket International Airport. The property is planned with approximately 85 guestrooms and will incorporate the brand's signature Eat/Work/Play concept through a ground-floor café and social space.

Additional facilities will include a rooftop swimming pool and fitness amenities. The property's design is intended to reflect Patong's mix of beach culture, local dining, entertainment, and creative activities while providing guests with an alternative to the traditional resort experience.
Both developments illustrate how Dusit is positioning the ASAI brand within urban and leisure destinations that combine tourism demand with strong local communities. Rather than focusing solely on accommodation, the hotels are designed to integrate with surrounding neighbourhoods by collaborating with local businesses, creators, and communities to offer guests locally inspired experiences.

The expansion in Southern Thailand also adds to the brand's growing regional development pipeline beyond its existing operating hotels in Thailand and Japan.

International growth is scheduled to continue in the third quarter of 2026 with the opening of ASAI Gamuda Cove in Malaysia. The property will become the brand's first hotel in the Malaysian market and will be located within the 1,530-acre Gamuda Cove township near Kuala Lumpur.

According to Dusit International, the Malaysian development will introduce ASAI's locally inspired operating model in a destination combining nature, recreation, entertainment, and community-focused experiences.

The company is also preparing to enter the Philippine market through two additional projects. ASAI Oslob Cebu is expected to open in late 2027, followed by ASAI Camaya Coast in late 2028, further extending the brand's presence across Southeast Asia.

The latest additions contribute to the broader expansion of Dusit Hotels and Resorts, which currently comprises nine hotel brands spanning luxury, wellness, lifestyle, and contemporary hospitality segments.

Dusit International said its hospitality portfolio currently operates across 19 countries, with 50 hotels in operation alongside approximately 237 luxury villas managed under Elite Havens, its luxury villa rental business in Asia. The company also has more than 50 additional Dusit Hotels and Resorts properties under development worldwide.

The agreements for ASAI Hat Yai and ASAI Patong Phuket expand the company's future operating portfolio while strengthening its presence in key Southern Thailand destinations that combine commercial significance, domestic demand, cross-border travel, and international tourism. The projects also increase the ASAI Hotels development pipeline as Dusit continues executing its regional expansion strategy across Southeast Asia.
